An investor who wants to buy a property often has to make a choice - shell, developer or turnkey? What characterizes the state of development, which are most often characterized by apartments purchased on the primary market from a developer, is presented below:

Simply put, a flat in a developer standard is a flat that has all the utilities. An unfinished flat is a condition between a shell and a turnkey finish, which is already on the buyer's side. However, to realize how many aspects a developer has to take into account during construction, it's worth getting to know the details better. Especially that at every stage, decisions are made regarding materials and technologies that directly translate into the quality, functionality and energy efficiency of the building and the purchased apartment.

When it comes to manufacturing technology, reinforced concrete is invariably the most popular. In the construction, benches made of this material are most often used, as well as foundation walls made of concrete blocks. In turn, sand-lime bricks dominate in the outer curtain walls. The whole structure is insulated with polystyrene, the ceilings are usually made of hollow-core slabs, and the stairs are made of prefabricated elements. Such a solution is a guarantee of appropriate strength parameters and a favorable heat balance.


Choose a Place Which is Comfort for all Residents

On the other hand, the standard of the common area, both of the building itself and of the real estate areas, must be of a high quality. Especially where you plan to spend many years - individual elements will be subject to intensive use, and the basic assumption is that they do not need to be replaced. 

For example: Buildings constructed have windows (PVC ) are placed on the staircases, the runs and rests are finished (e.g. granite), while the balustrades are safe (made of metal).

The works also involve plastering and painting (the basement walls are left with raw walls). It is also the developer's responsibility to ensure proper lighting and doors. The quality of the standard of the common part is confirmed by the type of façade and the class of material from which the gutters, window sills and downspouts are made.

We mentioned above that the apartment in the developer standard is not finished. It does not mean, however, that the investor has to deal with the shell. On the contrary, in the case of a good developer, a given premises, garage or storage room may have a very high basic standard.


Consideration while buying a Flat

When buying a flat, make sure that there are high-quality windows and reinforced doors. The floor has an appropriate leveling layer under the floor. Remember that the walls and ceilings should be plastered. 

When it comes to partition walls, they will be polished in the rooms, and raw in the bathrooms, prepared for tiles.

Each apartment must also have:

  • Water installation with meters and sewage system
  • Electrical installation with standard equipment
  • Central heating system with heaters
  • Ventilation of the kitchen, bathroom and toilet
  • Installation of cable TV, internet, intercom and telephone

In addition, there are aspects related to the proper finishing of the garage (gate, insulation, painting) and storage rooms that will serve their owners for many years.
