choosing new apartment tips

# 1. Determine what you are buying a new apartment for

Think about the purpose of buying a flat, what criteria it should meet, what is its purpose . We will buy another apartment for ourselves, and we will buy another apartment if we do it in terms of a quick investment, and still another if it is for investment for rent. If you want to make a wise, informed decision, this point should be at the very beginning.

# 2. Define your needs

Once you know why you are buying an apartment, it would be good to define what criteria it should meet. The most important ones that are usually taken into account are: price, area, number of rooms, size of rooms, parking spaces, security of a given area, transport connections, availability of various services or building technology.

When choosing a flat, it is worth writing down all these aspects and defining your preferences towards them, then, when choosing a flat, you should verify to what extent the flat corresponds to your preferences. This way, it will be much more likely that the apartment we choose will suit us.

It is worth paying attention to the possibility of introducing changes to the arrangement of partition walls and installations (electrical and sanitary). Budnex offers such a possibility, but not all developers have it as standard. It is worth remembering that changes at the construction stage entail a much lower cost than at a later stage, and often such changes do not even affect the price, if we decide on them at an early stage of construction

Of course, there are also other factors that fully depend on the individual needs of the person looking for a flat, so it's not like you only have to take these criteria into account, or if we haven't mentioned any of them, we underestimate them.

# 3. Think long term

Buying a flat is buying for years. That's why it's good to think long term. If you plan to start a family of 4, aim for a flat that is approx. 65-70 sq m and has three rooms.

On the other hand, proportionally smaller apartments will be ideal for single people or young couples without children. A person who lives completely alone will be able to find themselves well even on 30-40 sq m, and marriages without children often cope with it.

It is always better to buy an exaggerated apartment - when deciding on a specific size, we think about the future. Perhaps now we only need a 2-room apartment with an area of 47 m2, but what if we have a second child? Then we regret that we did not think about buying "a few additional m2" and we did not choose a 51-53 m2 apartment in which we would already have 3 rooms

# 4. Apartment for rent - the most important aspects

If we buy an apartment for rent, the evaluation criteria are slightly different than in the case of an apartment that we buy strictly for ourselves. Our preferences do not count here, what the market expects counts . The criteria are clear here - price and location.

If the apartment is close to universities, has good transport links and as close to the city center as possible, renting an apartment may take up to several hours from buying the apartment. We know cases where a well-located apartment already had willing tenants who waited for the signing of the lease agreement before the new owner could finalize the purchase contract.

Let's check the area, whether there are other multi-family buildings nearby, or maybe much more burdensome production plants - Wiesław Kupiński, Sales Manager in Szczecin

In addition, the layout of the apartment is very important - here it is worth paying attention not to let it be temporary, because hardly anyone wants to rent a temporary room - and in this case they simply do not earn for themselves.

The more rooms a given flat has and the larger their size, the more we will be able to earn on a given flat. Of course, we can also rent the entire apartment - it all depends on how we plan to earn money on renting.

Finally, we wish you good luck. We realize how important and stressful a decision in life is to choose the right apartment. We hope that with our advice it will be a little easier and a little less stressful.
